Future with a past

The Jam Factory is a 270,000sq ft, 240 apartment development South of Tower bridge.

The owners Angel Property approached Livesmarter in the summer of 2000 with a view to us joining their development team. Their vision for the Jam Factory was clear, combine contemporary designers and architects with cutting edge technology to transform this vast industrial shell into modern, flexible living and working spaces.

 

 

Livesmarter have worked closely with Angel Property over the last two years to design and install a series of technologies that compliment one another and give more choice to the prospective purchasers.

The services provided to Angel so far are as follows

Common Cabling Infrastructure - Run to each apartment and between the blocks that make up the Jam Factory Development. The common cabling structure reduces the number of cable types and trades involved during construction, this in turn can save overall costs, reduce trade clashes and shorten fit-out time. The solution provides greater flexibility for moves, changes and future upgrades.

We specify open standards wherever possible, so that the developer is not tied to a single manufacturer. The cabling infrastructure supports the delivery of telecom and data services to the apartments along with the provision of terrestrial and satellite signals. It also provides the infrastructure for building management systems such as video intercom systems, IP CCTV, access control, HVAC control and smart card applications. Within the Jam Factory this solution is currently used for IP CCTV, digital and terrestrial signal distribution and telecom services.

IP CCTV - a system utilising the common cabling infrastructure to link the cameras to a central system. This enables additional cameras to be installed or existing camera to be moved without extensive rewiring. The solution also provides additional security as the cameras store a large amount of information locally, so if the central equipment were to be stolen or destroyed there would still be images available to view. The solution also has the ability for remote viewing and management of the cameras.

Virtual community- An Intranet system exclusive to the residents, providing information on local bars and restaurants, a virtual concierge with hotel style services, links to local businesses. Jam Factory community news, online shopping with special offers for residents.

E-Lifestyle consultation and bespoke installations. Everyone who buys an apartment at the Jam Factory receives our E-lifestyle brochure, this outlines the technology included in each apartment as standard and the optional extra available to them. We then provide a consultation service whereby we work with the residents architect of choice to implement the technology chosen

Livesmarter also provided one stop shop for new residents subscribing to BT, Sky , allowing us to ensure that services are run to individual apartments upon occupation.
